Since April 2026, five businesses have opened in One Loudoun's new Exchange Street block. Over the same stretch, three established tenants elsewhere in the center have closed. The most recent was Hot Pot Legend, in the corner unit at the Russell Branch Parkway entrance, which was found dark on October 10. The center's busiest point is moving a few blocks, from the entrance most Ashburn drivers have used for years to a street that didn't have storefronts until this spring.
The dates show how quickly that happened. Here is the record as of mid-October, using the local business reporting that tracked each change.
Five Openings in One Block Since April
According to The Burn, Arhaus opened April 4 as the first business in the expanded section. The others followed in quick order:
- Arhaus, April 4: furniture, and the first tenant in the new section.
- Alo, open by May 1: yoga and activewear.
- Van Leeuwen Ice Cream, June 2.
- Tatte Bakery & Cafe, June 10.
- Bartaco, dinner-only soft opening the week of September 24.
Bartaco took the longest. The Burn first reported the restaurant's Loudoun plans in September 2024, in the same announcement that named Tatte and Van Leeuwen as newly signed tenants. Over the next two years a freestanding restaurant building went up. When The Burn checked in April 2026, that building was still waiting on utilities and a floor, while Tatte and Van Leeuwen were close to opening. It is Loudoun County's first Bartaco. During the soft opening it served dinner only, and staff said they expected to add lunch soon after. The restaurant's own One Loudoun page now lists kitchen hours of 11 a.m. to late, daily. No grand-opening date has been announced.
The mix stands out. Two of the five are retailers you go to on purpose, a large furniture showroom and an activewear shop. The other three are an ice cream counter, a bakery-cafe and a taco restaurant, the kind of places people visit casually and come back to. That is the usual way a new block starts drawing foot traffic away from an older one.
Three Closures Outside the New Block, Including the Entrance Corner
The closures happened outside the expansion, in parts of One Loudoun that were already established before Arhaus opened.
City Tap House closed suddenly, as The Burn reported May 26. The Burn confirmed the closure and found no replacement tenant announced. The Container Store, Loudoun's only location, announced it would close for good. Employees gave Saturday, August 22 as the last day, and The Burn's July 25 report said no reason was given.
Then came Hot Pot Legend. It opened in January 2021 and spent more than five years in the corner unit at the Russell Branch Parkway entrance. The Burn reported on October 10 that the doors were locked, the website was down, the phone went to voicemail, and the landlord had listed the 5,300-square-foot space as available. No future tenant has been named.
The sizes help explain what's happening. The empty Hot Pot Legend space is 5,300 square feet. That's larger than the roughly 4,300-square-foot unit Madewell signed for in the new section. It's also larger than the roughly 4,800-square-foot space Vuori was reported to be considering between Van Leeuwen and Tatte. For now, the newest tenants are choosing smaller spaces on Exchange Street, and a larger space sits empty at the front of the center.
What the Coming Soon List Adds, and What Is Still Only Talk
Most of what's still ahead also points toward Exchange Street. One Loudoun is owned and operated by Kite Realty Group. As Loudoun Times-Mirror describes it, the expansion plan covers 86,000 square feet of retail, a full-service business hotel, about 33,000 square feet of office and nearly 400 multifamily homes. When ground was broken in 2024, Loudoun Times-Mirror's groundbreaking coverage gave the figures as 400 units and 23,000 to 34,000 square feet of office, so treat them as plan numbers that have been adjusted along the way. The hotel is a 169-room Tempo by Hilton, expected in 2027.
The center's own homepage currently lists six "Coming Soon" tenants: Livewell Animal Hospital, Monkee's, Anthropologie, Pottery Barn, Madewell and Williams Sonoma. Three other names reported in September have not been confirmed by the brands or by center management. The table separates the two groups.
| Tenant | Reported size | Status as of Oct. 12, 2026 | Reported |
|---|---|---|---|
| Monkee's of Loudoun | Not reported | Grand opening scheduled Oct. 15 at 20366 Exchange Street | Oct. 2, 2026 |
| Anthropologie | About 7,500 sq. ft., Exchange Street | Listed as Coming Soon | March 4, 2026 |
| Madewell | About 4,300 sq. ft., new section | Signed, listed as Coming Soon | April 1, 2026 |
| Pottery Barn | Not reported | Listed as Coming Soon | Center homepage |
| Williams Sonoma | Not reported | Listed as Coming Soon | Center homepage |
| Vuori | About 4,800 sq. ft. | Considering a space; lease not confirmed | Sept. 17, 2026 |
| L.L.Bean | About 16,000 sq. ft. | Being explored; not confirmed | Sept. 25, 2026 |
| Free People Movement | About 3,700 sq. ft. | Being explored; not confirmed | Sept. 25, 2026 |
L.L.Bean is the one rumor that could bring traffic back toward the older part of the center. The Burn's September 25 report cited a source saying the landlord will prepare a roughly 16,000-square-foot space for the retailer. Most L.L.Bean stores run 13,000 to 15,000 square feet. Based on that size, The Burn guessed the space could be the former Container Store. That is the outlet's own speculation, and neither L.L.Bean nor One Loudoun has confirmed anything.
Monkee's is the next confirmed date. The Loudoun Chamber's announcement puts the ribbon-cutting on October 15 at 20366 Exchange Street, with opening-weekend events running October 15 through 18. One Loudoun's event page lists a different address, 20626 Easthampton Plaza, which is the center's general map address. The shop's storefront is the Exchange Street one.
The Fall Calendar Runs on the Same Streets
The center's fall events follow the same pattern. Here's what's on One Loudoun's events page for the rest of the season:
- Moonlight Market, Fridays through October 30. The listing gives 20387 Exchange Street as the map address, so the final three Friday markets take place on the street where the new tenants are opening.
- Monkee's opening weekend, October 15 through 18, at 20366 Exchange Street.
- 8th Annual Halloween Bark Bash, Saturday, October 24, noon to 3 p.m., with trick-or-treating, adoptable dogs, music and costumes.
- Asia in a Bite, Saturday, October 31, and Sunday, November 1. The listing describes a free outdoor festival with 40 food vendors, more than 10 merchandise vendors and a DJ.
On October 24 you can do two things in one day. The Bark Bash runs midday, and that evening Ashburn Village holds its free Halloween Spooktacular from 6 to 7 p.m. at the Sports Pavilion, 20585 Ashburn Village Blvd. Families can tour the decorated grounds and collect candy.
The Asia in a Bite weekend will be the new block's first big test. A free festival with 40 food vendors will bring crowds to One Loudoun on Halloween weekend. By then Bartaco will have had about five weeks of service, and Monkee's about two weeks. The empty Hot Pot Legend corner at the Russell Branch Parkway entrance will still be listed for lease.
